How to use the kit

A first draft built from facts, finished by you

Every line comes from what you entered and nothing else. Leave a field blank and it stays out: the kit does not guess a square footage, name a school, or describe a neighborhood it has never seen. Read it through, change any word, then paste it into your MLS, portal or post.

The full description stays under 1,000 characters, which fits many MLS remarks fields; some allow less, so check yours. Headlines stay under 60 characters so portals and search results do not cut them off.

  • Pick a headline

    Five options, led by different facts. Use one as the listing title and another for the first social post.

  • Short for portals, full for the MLS

    The short version is under 250 characters, for portal summaries and social. The full one is in paragraphs: setting, living spaces, kitchen, bedrooms, outside, location.

  • Share or keep it

    Copy one block or everything, download it as a text file, or copy a link that reopens the kit with your facts filled in.

Fair housing

Describe the property, never the people

The Fair Housing Act bars ads that show a preference for or against buyers or renters by race, color, religion, sex, disability, familial status or national origin, and many states add more protected groups. Phrases like “perfect for families”, “great for young professionals” or “walking distance to church” describe people, not the home.

The kit never writes those phrases, and it flags them in your highlights with a plain alternative, like “primary suite” for “master bedroom”. It also leaves out claims about schools, safety and commute times. The check is a helper, not legal advice; your broker’s and MLS rules come first.

  • Say what is there

    "Three bedrooms on one floor" and "a fenced back yard" tell everyone the same thing. Who it is perfect for is the reader's call.

  • Skip people and places of worship

    No ages, family status, religion, origin or abilities, and no distance to a church, synagogue or mosque.

  • Leave claims to the buyer

    Schools, crime and commute times change and are easy to get wrong. Buyers can check them from the address.

  • Before it is built

    For a new build, the tour can be made in 3D from the plans, then filmed for real once the build is finished if you want both.
