Sample project

Harbor & Pine Realty

Every listing goes live with a walkthrough, a film and copy that is ready on day one.

Property tours and listing marketing · Portland, ME

Sample project: Harbor & Pine Realty is a fictional business. Every artifact on this page is produced by the same tools and templates we use on client projects. 360° photos are public domain samples (credited). Client work appears only with permission.

The situation

Harbor & Pine Realty is a small listing agent team in Portland, Maine. Sellers interview several agents and want to see how their home will be marketed, not hear about it. Today each listing is pieced together by hand, and buyers cannot walk the rooms until a showing.

Scope

What we would build

The scope we would write for this business, in plain words.

  1. 360° tours of the key roomsA look-around view of the rooms buyers ask about most, embedded on the listing and the team site.
  2. A property filmA licensed drone pilot for the exterior, then one walk through the main rooms, in listing, site and social cuts.
  3. A listing kit per propertyHeadlines, descriptions, captions and a shot list written from the facts, checked for fair housing language.
  4. A team websiteHome, Services and Contact, laid out for sellers comparing agents.

Short description

3 bed, 2 bath home for sale in Deering Center, Portland. 1,850 sq ft, built 1912. With an updated kitchen, a primary suite and a fireplace. Original built-ins in the dining room.

Shot list

  1. Drone orbit A slow circle around the home at roof height plus 40 feet, so the roofline and setting read together.
  2. Drone approach Start wide on the street and glide toward the front door, ending at eye level.
  3. Top-down of the lot Straight down, high enough to show the full lot lines, for the floor plan and site plan pages.
  4. Entry From the front door looking in, so the first view matches what a visitor sees.
  5. Living room Frame the fireplace as the anchor, with the windows in frame and lights on to balance them. Keep the camera low enough to show the hardwood floors.
  6. Kitchen Wide from the end of the counter, then a slow push past the updated finishes.
  7. Dining room From the doorway, table centered, chairs pulled in.
  8. Primary suite From the doorway, then a slow move through to its bath and closet.
  9. Bedroom 2 From the doorway, corner to corner, at chest height.
  10. Bedroom 3 From the doorway, corner to corner, at chest height.
  11. Bathrooms (2) Shoot from the doorway with the mirror angled away from the camera, toilet lid down.
  12. Deck or patio From the doorway out, then turn back toward the house to tie inside to outside.
